Homeowners should regularly utilize our Password-Protected Portal for Homeowners, which is linked HERE and below. This portal is maintained by our Professional Property Management Company and volunteer board members to help keep homeowners informed about our community, to provide access to important documents, and to ensure compliance with statutes and governing documents. In the portal, homeowners can enter and track Work Orders, review their account, pay their assessments, and more! Homeowners are encouraged to submit "Work Orders" through this portal before contacting our Professional Property Manager and volunteer board members. Our association pays Precedent Hospitality & Property Management to serve as the exclusive provider of "daily community association management services." In February of 2024, Precedent designated Lisa Bowser as our Property Manager (often referred to as our "CAM"), and her duties include property inspections; return of phone, email, and mail correspondence; maintenance supervision of common areas; routine board reporting; review and payment of association invoices; and other routine matters of association business. Homeowners are encouraged to submit a "Work Order" through our association's Password-Protected Portal for Homeowners (and waiting at least two business days for a response) before contacting Lisa about association-related issues at 239-416-9015 or info@precedentmgt.com.
Effective 11/01/2024 Everyday Maintenance will follow an every other Friday mow schedule during the dry season (October 15 - April 15) and an every week (Fridays) mow schedule during the wet season. Pruning will be the third week of every month. To create a service ticket, go to everydaymaintenance.com and click “Get Your Free Estimate Today" to describe the needed service; pictures can also be uploaded. For homeowners who want to opt out of community pruning, (1) you must place one red
reflector in your front yard, (2) you must place a second red reflector in your back yard, AND (3) you must prune and maintain your entire property in compliance with community standards (note you would still will receive all other contracted services like mowing, edging, fertilizing, and irrigation wet checks). The Architectural Review Committee (ARC) maintains property values by approving Applications that keep the land and structures in accordance with the covenants, conditions, and restrictions established in the association’s governing documents. Homeowners wanting to make improvements to their land and structures must follow the rules in the ARC Committee Guidelines and must also submit a formal Application in advance for approval. The Guidelines document and Application are available for download below, and they're also posted in our Password-Protected Portal for Homeowners.
Assessments paid quarterly by homeowners are pooled together by the HOA to cover all expenses related to maintaining the association's common areas and shared amenities in addition to ensuring compliance with legal statues and governing documents. The top four expenditure categories for our HOA in 2023 were Lake and Wetland (Preserve) Expenses, Landscape and Common Ground Maintenance , Administrative Expenses, and Insurance. Quarterly assessments for single-family homes are $726 and $666 for Villas in 2024. All homeowners are encouraged to complete and submit the ACH Form available for download below so quarterly payments can be automatically and safely withdrawn on time and without effort. (ACH stands for Automated Clearing House, a U.S. financial network used for electronic payments and money transfers. Also known as “direct payments,” ACH payments are a way to transfer money from one bank account to another without using paper checks, credit card networks, wire transfers, or cash.)

DownloadZoom provides simple, secure, and reliable video conferencing technology through any device. Homeowners are encouraged to watch the training video below about how to join meetings that offer virtual participation through Zoom. To join, go to Zoom.us, click the Join a Meeting button in the upper right-hand corner, choose Join by Meeting ID, and then input the number. A "Meeting ID" will always be provided on Agendas for meetings that offer a virtual option for participation.

If you observe suspicious behavior in our community, you should report it directly to law enforcement personnel (call 911 for emergencies or call 239-477-1000 for non-emergencies). Homeowners are instructed to NEVER approach, pursue, or detain anyone for any reason ever. Venetian Pointe HOA also has an official Neighborhood Watch Committee that serves as the extra “eyes and ears” for our community with the purpose of reporting their observations of suspicious activities to local law enforcement to help keep our neighborhood safe. Our association does not advocate watch members taking any action when observing suspicious activity; rather, their purpose is to contact law enforcement when needed.

An “Annual Members Meeting” is held every calendar year for the purpose of electing directors and to transact any other business authorized to be transacted by the Members (homeowners). A “Budget Meeting” is also held annually. Additional “Regular Meetings” of the board can be held throughout the calendar year to transact business, as needed. Both recycle and trash pickup are on Tuesdays, so we recommend placing your cans out - with at least six feet between them - on Monday evenings. By Tuesday evenings, please store your cans inside your garage or out of your neighbors' sightlines.
11/05/2024 update from our Board Vice President: Dry season irrigation is typically 2 to 3x/week, unless mandated dry season watering restrictions of once weekly are in place per Lee County. Wet season irrigation is typically once to twice weekly, depending upon the current water saturation of the community. Our HOA considers the expertise and advice of our landscape team when irrigation decisions are made. We also count on our Maintenance Director, George Korenic for his expert advice and hard work on behalf of this community.

NO, homeowners are not allowed to tamper with the sprinkler (irrigation) system, and doing so will result in violations and fines. Our association's landscaping vendor is responsible for maintaining a proper irrigation schedule based on seasons and weather. If you believe your irrigation system isn't working, you must submit to “Get Your Free Estimate Today" to Everyday Maintenance at https://everydaymaintenance.com/ and they will conduct a Wet Check on your property. If you choose to water your property with personal garden hoses, we urge you to follow state and local guidance about personal water usage.
Every homeowner at Venetian Pointe has a key fob, which opens the gates at both of the entrances to our community. Every homeowner was also assigned and individual 4-digit code in 2022 that they can use on the touch screens at both entrances to lift the gates (please restrict your individual code to family and trusted friends, if needed, and NOT delivery drivers). Visitors and personal delivery drivers should always be instructed by homeowners to lookup their name at the kiosk directory at the entrances, which will automatically dial homeowners designated phone numbers (reminder to press the number 9 on your phone after answering the call to lift the gate). Owners, we suggest you add the kiosk phone number (239-356-4802) as a saved contact in your phone and label it “VP GATE”. Permanent and recurring vendors like Amazon and FedEx have been assigned entry codes FYI. If you do not remember your individual 4-digit code or if you need a key fob, please submit a Work Order through our Password-Protected Portal for Homeowners HERE. For the safety and security of our community, Venetian Pointe does not provide shared/universal codes.

Rules and hours for our community pool are posted at the pool, and all homeowners and their guests are asked to comply with the rules. To help eliminate confusion about why the pool cannot be open at night - defined as 30 minutes before sunset and 30 minutes after sunrise or when adequate natural lighting is not available - Florida code states that our pool deck would require proper lighting for the safety of patrons, the lighting plan would have to be certified as compliant by an engineer licensed in Florida, and the lighting plan must then be approved by our local building department after a professional conducts a field inspection. The community pool at Venetian Pointe HOA does not have a permit from the Florida Department of Health that certifies we are “night swimming approved.”
The stereo equipment is now located on top of the book shelves inside the fitness center.
The equipment is now accessible for all residents, and it is no longer interfering with the association's security equipment.

Homeowners and visitors are never allowed to (1) park on grass, (2) park overnight on the streets, or (3) park overnight in the Pool and Fitness Center parking lot. If a Homeowner witnesses a violation of these community rules, that Homeowner should record the vehicle make, model, and license plate number and they should report the violation directly as a Work Order through our Password-Protected Portal for Homeowners HERE. Florida statute also states that no person shall "stop, stand, or park on a sidewalk," which means that vehicles in driveways can never be parked in the path of our community's sidewalks; violations of this state statute should be reported directly to legal authorities.
According to our HOA Declaration amended in 2018, all motorized Golf Carts are permitted in our community with the following conditions ... Proof of proper insurance must be submitted in advance to our professional property management company at info@precedentmgt.com. Golf Carts may only be used for transportation and driven only on roadways and parked only in designated areas for parking. Golf Carts may NOT be driven on any lawns, grassy areas, or any other area not meant for vehicular traffic. Golf Carts must be kept in an enclosed garage overnight and are not permitted to be parked outside overnight.
According to Article XI Section 5 of our Bylaws, the association shall be responsible for the maintenance of landscaping within any Land Buffer Easement (LBE) or landscaping originally installed by the declarant or by the association within the lots. Such maintenance shall include routine trimming, weeding, and pruning of the landscaping and all other necessary maintenance repair and replacement to keep any landscape or a landscape buffer in compliance with applicable codes or permits.
8/30/2023 update: Affordable Gate Systems has completed repairs for our perimeter fence, and 100% of the costs associated with the repairs have been covered by our HOA’s insurance. Homeowners wanting to plant inside the perimeter fence in the Land Buffer Easement (LBE) are allowed to proceed with our HOA’s official process for planting, which requires following Guidelines by and submitting an Application to the Architectural Review Committee (ARC). Regarding planting outside the perimeter fence in the LBE, the Board is securing quotes to replant damaged trees; after trees are planted, the Board will secure quotes to replace damaged shrubs.
Everyday Maintenance - linked HERE - is our outsourced Landscaping company. For homeowners who opt out of the community pruning, the red reflector system remains in effect. Placing a red
reflector, one in the front and one in the backyard indicates this home is not to be pruned by Everyday. Rather, this homeowner has assumed the responsibility for pruning their entire property in a timely manner. This homeowner will receive all other Everyday contracted services, mowing, edging, fertilizing, irrigation wet checks and the like.
Thanks to our ARC Committee and the Iona McGregor Fire District, homeowners can purchase a Knox Box, and committee members could assist with mounting the box to either the right or left of your garage door. The benefit of owning a Knox Box is to accommodate a single key for use by firefighters during medical emergencies, fires, and natural disasters. Your house key is secure inside the Knox Box, and the Fire Department is the sole holder of the master key to open the box. Prior to purchasing a Knox Box, make sure to submit a formal Application to the ARC Committee to get approval from the committee. Then, you can purchase your Knox Box at www.knoxbox.com, select "Iona McGregor Fire Prot/Res - FORT MYERS, FLORIDA," and choose either Model 1501 or 1662 (no mount or door hangar needed). An alligator may be considered a "nuisance" if it's at least four feet in length and believed to pose a threat to people, pets, or property. You should never handle an alligator, even a small one, because alligator bites can result in serious infection and it’s illegal. If there's an alligator in our community that you consider to be a "nuisance," please contact a Venetian Pointe HOA board member and ask that board member to call the Nuisance Alligator Hotline (866-FWC-GATOR) on your behalf, because the state requires that the caller has "authority to grant permission" for them to enter our community.
In addition to attending social events and talking with neighbors in person, we invite you to connect with fellow homeowners virtually. Volunteer homeowners manage ONE official Facebook group for our community called "Venetian Pointe Friends" and we invite everyone to join that official group HERE. Other Facebook groups - and the app called Nextdoor - are not official social media platforms for our community. In addition, our exclusive, password-protected Homeowners Website Portal also contains a Homeowners List under the tab called "Association Info."
According to Florida statue, homeowners have the right to the “quiet enjoyment” of the premises. Homeowners who have noise complaints shall handle such complaints directly with law enforcement. The association covenants and bylaws do not involve our property management company or board in such matters.
